Milestone is currently investing out of its sixth private discretionary fund vehicle, Milestone Real Estate Investors VI, LP ("Milestone Fund VI"), which has $1.1 billion in aggregate, fully discretionary equity commitments focused exclusively on U.S. multifamily real estate.
The Role
Milestone Group is seeking an Acquisition Associate to join its Dallas-based acquisitions team. This individual will play a central role in evaluating, underwriting, and closing value-add multifamily investments on behalf of Milestone Fund VI across the firm's target markets. The firm’s flat organizational structure offers the Associate the ability to work consistently with senior leadership on investment committee processes and the full transaction lifecycle — from initial screening through closing and transition to asset management. The ideal candidate combines strong fundamental real estate skills with a forward-thinking approach to leveraging AI and technology to enhance investment decision-making and drive operational efficiencies across the platform.
Responsibilities
- Underwrite prospective multifamily acquisitions, portfolios, joint ventures, structured-equity investments, and corporate transactions
- Build and maintain detailed financial models, including property‑level cash flows, renovation scopes, return waterfalls, and scenario/sensitivity analyses
- Conduct market research and submarket analysis across target MSAs, synthesizing demographic, employment, supply/demand, and competitive data into actionable investment insights
- Prepare investment committee memoranda and presentation materials that clearly articulate deal thesis, risk factors, and return drivers
- Leverage AI tools and emerging technologies to accelerate research workflows, enhance underwriting accuracy, and identify patterns across large datasets that inform investment strategy
- Support deal execution including due diligence coordination, lender communication, third-party report review, and closing logistics
- Maintain and enhance the firm's deal pipeline tracker and market database
- Collaborate with asset management and construction teams to inform underwriting assumptions with real operational data
- Build and maintain relationships with brokers, sellers, and capital markets contacts across target geographies
- Contribute to portfolio-level analysis and fund reporting as needed
Qualifications
- 3–5 years of experience in multifamily acquisitions, investment banking, or real estate private equity
- Proactive mindset, hard-working, positive attitude, and self-starter mentality with the ability to manage multiple active deals simultaneously in a fast-paced environment
- Strong presence and ability to interface effectively with senior leadership, investors, brokers, and industry partners
- Advanced Excel and financial modeling proficiency; experience building ground-up DCF and waterfall models is required
- Strong understanding of multifamily market fundamentals, value-add execution, and real estate capital markets
- Demonstrated ability to synthesize large volumes of data into clear, concise written analysis
- Experience or strong aptitude for applying AI and technology solutions to streamline investment processes and improve analytical output
- Bachelor's degree in finance, real estate, economics, or a related field; MBA or MSRE a plus
- Familiarity with CoStar, RealPage, Yardi, or comparable industry platforms preferred
- Excellent written and verbal communication skills
- Willingness to travel if needed
